The Borrower approached TaliMar Financial seeking a loan to purchase and renovate the subject property. The renovations included updating the existing duplex and building a third accessory dwelling unit (ADU). The entire renovation budget was nearly $350,000.
The biggest hurdle on this transaction was that the submarket was primarily single-family homes with no recent sales that included an accessory dwelling unit. Using both a cash flow analysis comparison to recent multi-family sales, and looking outside of the submarket, we were able to come to a finished value.
Once the Borrower has completed the renovations and stabilized the property with leases, we will refinance the hard money fix and hold loan with a 30 Year Rental Loan. The Borrower will hold the property as a long-term rental.
