The client approached TaliMar Financial seeking a Proof of Funds Letter for an offer they were going to submit on the property. We approved the Borrower through our Preferred Borrower Account Program and provided them a Letter of Credit. They submitted their offer, the listing broker contacted our team to confirm their approval, and then subsequently accepted the offer.
The biggest hurdle on this transaction was that the Borrower had not completed a Fix and Flip on their own. We worked closely with the Borrower to ensure they had done their due diligence on the property, their scope of work was inline with what was required on the property, and their project budget was correct. Once reviewed and approved, we moved forward and closed on the hard money fix and flip loan.
