The Borrower contacted TaliMar Financial because they were seeking financing to purchase and renovate a triplex. The Borrower was a mortgage broker that we had a prior relationship with and was interested in taking on his own project. The transaction started with our client requesting a Proof of Funds Letter which was submitted with the initial offer. Once the offer was accepted, we drafted a term sheet and submitted the list of requested items. The client signed the term sheet and uploaded the documents on a Monday, and we closed on a Friday.
The biggest hurdle on this transaction was that this was the first project the Borrower had completed on their own. However, we were comfortable with the team the Borrower put together for the project, so we approved the loan.
