Recent Funding: $626,000 Construction Loan in San Diego, CA

San Diego, CA – TaliMar Financial, a San Diego Hard Money Lender, is excited to announce the most recent funding of a $626,000 Fix and Hold Loan, secured on a Single Family Home in San Diego, CA. The loan was originated by Brock VandenBerg.

The Borrower contacted TaliMar Financial because they were seeking a private money lender that could quickly provide them a construction loan on a property they recently obtained building plan approval to build an accessory dwelling unit. TaliMar Financial had originally funded a hard money purchase bridge loan for the borrower.

The biggest hurdle on this transaction was the Borrower had originally requested a hard money purchase and construction loan. However, the Borrower had not received a building permit to build the accessory dwelling unit and so we advised the client to wait for the building permit before borrowing the construction funds. This gave them time to obtain the building permit, allowed them to develop a more realistic project budget and scope of work, and reset the term of the loan. Additionally, we only charged them for the additional loan proceeds at close.

This loan was a great example of TaliMar Financial structuring a loan around the needs of the Borrower. Because we are a direct hard money lender through TaliMar Income Fund I, our mortgage fund, we can work with clients to structure loans that are most advantageous for them.
