The Borrower contacted TaliMar Financial because they were seeking a short-term bridge loan to refinance an existing hard money loan that was maturing. The original private lender was unwilling to extend their loan because the loan was sold to an investor after it was funded, and that investor demanded the capital back at maturity.
The biggest hurdle on this transaction was that we were refinancing an existing hard money loan. Typically, refinancing an existing hard money loan isn’t heavily promoted because most likely the loan is in default, the Borrower didn’t make consistent monthly payments, or something occurred that the original lender doesn’t feel comfortable extending the loan. In this scenario, the Borrower had plenty of equity in the property, had a good payment history, and was a very experienced investor. As a result, we funded a hard money refinance loan.
