TaliMar Financial funded a $1.3 million fix-and-flip loan for a repeat borrower to acquire and renovate a property requiring a comprehensive interior and exterior renovation. The project included addressing deferred maintenance and converting a detached garage into a permitted living space—elements that required careful underwriting and upfront planning.
Rather than releasing renovation funds upfront, $200,000 was distributed through a structured draw process tied to the renovation timeline and verified progress. The renovation plan accounted for both physical upgrades and the complexities of permitting and construction scope, helping keep the project aligned with the original budget and timeline.
The property ultimately sold for $1.79 million—closely tracking the underwritten value and resulting in a final loan-to-value of approximately 73%.
