TaliMar Income Fund I is a private mortgage REIT, also known as a mREIT, that focuses on funding short term residential and commercial real estate loans. Because the mortgage fund is structured as a REIT, the fund offers investors several tax advantages. Those tax advantages include the 20% Tax Deduction (QBIT) investors receive on the monthly distributions, regardless of their income. Additionally, investors using qualified retirement plans are not subject to Unrelated Business Income Tax (UBIT). And finally, investors are only subject to tax withholdings in their state of residency versus where the income was generated. 

Tax Advantages of a Mortgage REIT

  • Because our mortgage fund is structured as a REIT, our investors receive the 20% Qualified Business Income tax deduction regardless of their income.
  • By having the income from the fund flow through the REIT, fund managers eliminate Unrelated Business Income Tax Deduction (UBIT) for investors using retirement funds.
  • State income tax withholdings are based upon the residency of the investor and not the states in which the income is earned.
