    Those guys did all the pre-approval process, I confirmed everything, talked with them often everything was all good and somehow 24 hrs before closing they finally told me they couldn't close! I got lucky because my seller was understanding and let me extend escrow by another week, enough to find a real HML that could close. I did, and Talimar will NEVER get my business again!
